Bakers Lane / Cottis Lane, Epping - Phase two progress update

We are continuing to push ahead with the phase two reconstruction works on Bakers Lane and Cottis Lane in Epping, with teams working hard to advance the scheme as quickly as possible.

As we have progressed with reconstruction activities, we have been managing challenging ground conditions and have also identified a shallow water main that requires diversion by the utility provider. Despite these constraints, significant effort is being made to keep the programme moving forward while preparations for the diversion take place.

Work on the main carriageway section is progressing and is currently anticipated to finish in April 2026. Completing this stage will allow us to temporarily reopen the road, helping to reduce disruption for residents. During this period, the footpath adjacent to the leisure centre, leading to Albany Court, will remain closed.

Once the water main has been diverted, a temporary road closure will be necessary to allow us to complete the works and carry out resurfacing.
