About the works

As part of the approved Windermere development on Hospital Approach, Broomfield (Planning Application Ref: 23/00520/FUL), the developer will carry out the following highway improvement and road safety works:

Construction of a new bellmouth access on the northern side of Hospital Approach
Upgrades to footways along the site frontage to enhance pedestrian access
Installation of a new uncontrolled pedestrian crossing with a central island on Hospital Approach
Addition of a new traffic island to improve road safety
Relocation of the westbound bus stop on the southern side of Hospital Approach approximately 15 metres west

These improvements are essential to support the development and enhance safety and accessibility in the area.

How it will affect you

Works are scheduled to begin on Monday 21 July 2025, timed to coincide with the school holidays to minimise disruption.

The project is expected to last approximately six weeks, with the majority of the work taking place Monday to Friday, 7am to 5pm, although traffic restrictions remain required 24 hours a day.

Temporary traffic management

To ensure safety and to maintain traffic flow, the following measures will be in place with clear signage. We urge drivers to take extra care and observe all signs in place when travelling in the area as restrictions will be adjusted according to working requirements.

From 21 July until the works are complete: Hospital Approach	A section of Hospital Approach will be one-way only, allowing traffic to flow westbound (from Main Road roundabout towards Court Road/Hospital). This will allow vehicles to access the hospital as normal via Hospital Approach. Vehicles exiting Hospital Approach (travelling eastbound) will be diverted via Court Road as there will be a Closure of Hospital Approach from Searle Crescent junction (east of Court Road) to Main Road roundabout (eastbound direction only)
From 21 July 2025 until the works are complete: Court Road	One-way traffic southbound and then eastbound (from Hospital Approach towards B1008 Main Road). A Clearway Order will prohibit on-street parking along the full length of Court Road to ensure unobstructed traffic flow.
Overnight works between 8pm and 5am (arrangements to be confirmed) Utility works on Main Road, leading to Hospital Approach Roundabout (from the north).	A limited number of overnight closures on Main Road will be required while works takes place to the north of the roundabout. Access will be maintained on Main Road from the south, with the One-Way system remaining operational on Hospital Approach/Court Road. Appropriate signage and diversions will be in place to guide the public.

Passenger transport

Bus operators have been informed of the works and will follow the One-Way system in force. The westbound bus stop on the southern side of Hospital Approach (approx. 50m west of “Ayletts”) will be temporarily suspended during the works.
