Bakers Lane, Epping - phase one
Bakers Lane, epping - phase two

About the works

We will be carrying out highway improvements on Bakers Lane / Cottis Lane. Works will involve reconstructing the carriageway and realigning the footways.

How it will affect you

Works are planned to commence on Monday 8 September 2025 and are anticipated to take approximately 16 weeks. To complete. In order to carry out activities in a safe manner, the work will be carried out in phases on Bakers Lane. The works are currently planned to be completed under two main phases with associated road closures.

Update to Traffic Management Phasing:

To facilitate the installation of an essential foul water connection, we have made adjustments to the traffic management phasing sequence.

Phase Two will now commence on Monday 8 September 2025, ahead of the originally scheduled Phase One. This change allows the contractor to complete the foul connection works, which fall within the previous Phase Two zone, more efficiently.

Once these works are completed, we will revert to the original phasing programme as stated below.

Location
Works and proposed traffic restrictions
Phase One From the junction with St John’s Road, to the Bakers Lane roundabout junction with Cottis Lane

Road closure

Phase Two from the roundabout with Cottis Lane, to (and including) the junction with Albany Court Road closure
Phase Three Albany Court Overnight road closure for resurfacing with no vehicle access

During the closures, a signed diversion route will be in place using the following roads: St John’s Road, Coronation Hill and Lincolns Field.

We would like to thank you in advance for your patience and co-operation while we carry out these improvements.
