Dandara Development – Panfield Lane and Deanery Hill, Braintree

About the scheme
Developer funded highway improvement works are scheduled to take place in Braintree as part of the new Dandara development (planning application 19/00786/OUT).
Dandara has instructed Tamdown to carry out the works on their behalf.
- Widen Panfield Lane to create a new right‑turn lane and two central islands
- Carry out resurfacing works on Panfield Lane
- Construct a new cycleway link into the development
- Install a new cycleway link from Deanery Hill to Churchill Road
How it will affect you
To minimise disruption to local residents, the main works will be carried out in two phases.

Phase one - 13 April to 7 July 2026
|
A section of Panfield Lane will be fully closed, 24 hours a day, 7 days a week.
A signed diversion will be in place during the closure. Please note that during these works, access to the new housing development will be via the north entrance accessed via Deanery Hill/B1053 and The Gallops
During this time the following activities will be carried out:
- Diversion of existing underground utilities
- Installation of new surface water drainage
- Widening of Panfield Lane to create a new right‑turn lane and two central islands
- Carry out resurfacing on Panfield Lane
- Construction of a new cycleway link into the development

| Phase two - July 2026 |
Temporary traffic signals will be necessary on Deanery Hill during phase two. These will be in place during the daytime, with efforts will be made to remove the temporary lights where possible overnight.
During this time work will be carried out to install a new cyclelink from Deanery Hill to Churchill Road.

Please note that traffic restrictions will be adjusted to reflect the work being carried out so information may be subject to change at short notice.
Proposed diversion route - phase one
Panfield Lane will be temporarily closed during phase one works from the junction with Panfield Road for approximately 200m in a south westerly then south easterly direction.
The closure is required for the safety of the public and workforce while service diversions and drainage works are undertaken by Tamdown Group. Diversions will be clearly signposted.
The proposed alternative route is via Panfield Lane, Aetheric Road, B1256, Courtauld Road, Bradford Street, Church Lane, B1053 and vice versa.
Please note that there will be a temporary suspension of the 7.5 tonne weight restriction on Bradford Street from its junction with Courtauld Road to its junction with Church Lane.
Passenger Transport
Information has been shared with bus operators so they can consider alternative arrangements where necessary. Passengers are advised to contact individual operators for their latest timetables.
